LAKE RESIDENTIAL (LR) DISTRICT

18.64.010 District intent.

The LR (lake residential) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Single-family detached homes.

(2) Lake lots of various size.

(B) Application of District.

(1) Existing and new development.

(2) Areas within the City of Angola and within the city’s extraterritorial jurisdiction.

(3) District area located along lake shores.

(C) Development Standards.

(1) Recognize that more stringent development standards are necessary to protect the environmental and unique features of the lake.

(D) Appropriate adjacent districts: PR, AG, ER, R1, R2, R3, R4, LR, IS, and NC.

(E) Plan Commission.

(1) Recognize that the smaller the lots and the closer two structures are to one another, the higher the quality of design must be.

(F) Board of Zoning Appeals.

18.64.020 Permitted uses.

The following uses are considered permitted in the lake residential (LR) district:

(A) Child care home.

(B) Dwelling, single-family detached.

(C) Fair housing facility (small).

(D) Home business, type 1.

(E) Home business, type 2.

18.64.030 Special exception uses.

The following uses are considered a special exception in the lake residential (LR) district:

(A) Accessory dwelling unit.

(B) Bed and breakfast.

18.64.040 Development standards.

(A) Minimum lot area: 7,200 square feet.

(B) Minimum lot width: 60 feet.

(C) Sanitary sewer utility: Municipal or privately owned sewer utility required.

(D) Water utility: required where available.

(E) Minimum front yard (street) setback: 30 feet for primary and accessory structures.

(F) Minimum side yard setback: eight feet first floor for primary and accessory structures; 12 feet second floor for primary and accessory structures.

(G) Minimum rear yard setback: 20 feet for primary structures; 10 feet for accessory structures.

(H) Minimum waterside setback: 50 feet for primary structures; 20 feet for accessory structures.

(I) Maximum lot coverage: 40 percent of lot area.

(J) Minimum main floor area: not applicable.

(K) Minimum dwelling unit size: 1,000 square feet.

(L) Maximum primary structures: one.

(M) Maximum density: 4.8 dwelling units per acre in a multiple lot development.

18.64.050 Additional development standards.

(A) Accessory structure: AMC 18.164.010 and 18.164.050.

(E) Environmental: AMC 18.160.130.

(F) Fence and wall: AMC 18.160.140 and 18.160.170.
