18.68.010 District intent.

The MH (manufactured home residential) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Lease lot housing developments (manufactured and/or mobile home parks).

(2) Multiple primary structures on one lot.

(B) Application of District.

(1) Existing and new development.

(2) Zoning district is comprised of small to medium sized pockets of development.

(3) Primarily for areas within Angola’s city limits.

(C) Development Standards.

(1) Lease lot developments require more stringent development standards to protect the quality of life of tenants and surrounding districts.

(2) Standards shall be in accordance with IC 16-11-27-1 et seq., Rule 410 IAC 6-6, and their subsequent amendments.

(D) Appropriate adjacent districts: PR, AG, R1, R2, R3, R4, R5, MH, UV, IS, and NC.

(E) Plan Commission.

18.68.020 Permitted uses.

The following uses are considered permitted in the manufactured home residential (MH) district:

(A) Dwelling, manufactured home.

(B) Dwelling, mobile home.

(C) Home business, type 1.

(D) Manufactured home park.

(E) Mobile home park.

(F) Retirement community.

18.68.030 Special exception uses.

The following uses are considered a special exception in the manufactured home residential (MH) district:

(A) Child care home.

(B) Dwelling, single-family detached.

18.68.040 Development standards.

(A) Minimum lot area: three acres.

(B) Minimum lot width: 250 feet.

(C) Minimum dwelling site area: 3,000 square feet.

(D) Minimum dwelling site width: 30 feet.

(E) Sanitary sewer utility: required.

(F) Water utility: required.

(G) Minimum front yard setback: 40 feet for primary and accessory structures.

(H) Minimum side yard setback: 20 feet for primary and accessory structures.

(I) Minimum rear yard setback: 20 feet for primary and accessory structures.

(J) Minimum dwelling site front yard setback: 10 feet from edge of pavement of interior street.

(K) Minimum dwelling site side yard setback: five feet.

(L) Minimum dwelling site rear yard setback: five feet.

(M) Maximum lot coverage: 65 percent of lot area.

(N) Minimum main floor area: not applicable.

(O) Minimum dwelling unit size: 700 square feet.

(P) Maximum primary structures: one per dwelling site.

(Q) Maximum density: 10 dwelling units per acre in a multiple dwelling site development.

18.68.050 Additional development standards.

(E) Environmental: AMC 18.160.130.

(F) Fence and wall: AMC 18.160.140 and 18.160.170.

(J) Home business: AMC 18.160.220.
