18.72.010 District intent.

The UV (university) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Low to moderate intensities of institutional, commercial, retail, eating, and entertainment uses directly related to university operations and campus life that are compatible with the character of the university and surrounding area.

(2) Multiple primary structures per lot.

(B) Application of District.

(1) Existing development.

(2) New development associated with a university.

(C) Development Standards.

(1) Promote the mixture and flexibility of uses that make universities unique and functional while protecting the character of adjacent districts.

(2) Enact stringent form standards due to the flexibility permitted in this district.

(D) Appropriate adjacent districts: PR, AG, ER, R1, R2, R3, R4, R5, TR, MH, UV, IS, NC, DC, C1, and I1.

(E) Plan Commission.

(1) Zone property UV only after determining the site is appropriate for the possible uses allowed in the zoning district.

(2) Be sensitive to the potential for light pollution, noise pollution and the generation of excessive vehicular traffic.

18.72.020 Permitted uses.

The following uses are considered permitted in the university (UV) district:

(A) Administration building.

(B) Bank machine or ATM walk-up.

(C) Barber or beauty shop.

(D) Billiard or arcade room.

(E) Bowling alley.

(F) Bus station.

(G) Classroom or research building.

(H) Coffee shop.

(I) Coin laundry.

(J) Commercial training facility or school.

(K) Delicatessen.

(L) Dining hall.

(M) Driving range.

(N) Dwelling, multiple-family (five to eight units).

(O) Dwelling, multiple-family (nine plus units).

(P) Event center.

(Q) Farmers’ market.

(R) Fitness center or health club.

(S) Fraternity or sorority house.

(T) Golf course.

(U) Hotel or motel.

(V) Library.

(W) Miniature golf.

(X) Museum.

(Y) Observatory.

(Z) Office, general.

(AA) Office, medical.

(BB) Park, private.

(CC) Park, public.

(DD) Parking lot, independent.

(EE) Parking structure.

(FF) Performing arts center.

(GG) Places of worship.

(HH) Police, fire or rescue station.

(II) Post office.

(JJ) Residence hall.

(KK) Restaurant.

18.72.030 Special exception uses.

The following uses are considered a special exception in the university (UV) district:

(A) Bank machine or ATM drive-up.

(B) Bar or tavern.

(C) Movie theater.

(D) Research building.

(E) Restaurant with drive-up window.

(F) Retail sales, medium intensity.

18.72.040 Development standards.

(A) Minimum lot area: 10,000 square feet.

(B) Minimum lot width: 50 feet.

(C) Sanitary sewer utility: required.

(D) Water utility: required.

(E) Minimum front yard setback: 20 feet for primary and accessory structures.

(F) Minimum side yard setback: 10 feet for primary and accessory structures.

(G) Minimum rear yard setback: 20 feet for primary and accessory structures.

(H) Minimum building separation: 30 feet for primary structures.

(I) Maximum lot coverage: 70 percent of lot area.

(J) Minimum main floor area: 1,000 square feet.

(K) Minimum dwelling unit size: 800 square feet.

(L) Maximum primary structures: no limit.
